Firm Continues Growing Role Within Burgeoning Market Sector
“Essentially, the landlord takes on the coordination efforts – contracting and overseeing the designing, building, electrical, HVAC and other construction needs of the tenant for one bundled price – eliminating from the tenant the responsibility of shopping for an architect, engineer and expeditor, just to name a few,” explains Spector. “When done properly, an architect can assist the tenant and brokerage community equally, incorporating both a design and business perspective into the process and serving as a complement, rather than a barrier, to the tenants, project managers and construction firm.” Turn-key projects currently make up 20% of Spector Group’s business.
ThinkEquity will move into 15,784 rentable square feet of space on the third floor of 444 Madison Avenue. The new site will be occupied primarily by trading positions, but will also include office spaces, conference rooms and workstations. Work on the project is already underway, and is scheduled for completion in Fall 2009.
The firm was founded 44 years ago by Michael Spector, one of the industry’s most respected figures. Scott and Marc Spector, AIA, his sons, today lead the company, which has offices in New York City and Woodbury, Long Island. It has affiliate offices in New Jersey, Miami, Florida and London, England. To date, the firm has completed over 1000 projects in 12 states and five foreign countries. Spector won top honors in the 2008 Archi AIA and New York Construction Magazine architecture and design competitions.
